Cold Lake Real Estate Market Update – September 2026

September brought some changes to the Cold Lake real estate market, with 30 homes selling throughout the month.

The median sale price was $349,500, giving us a good snapshot of where the middle of the market was landing in September.

September 2026 Cold Lake Market Stats

  • 30 homes sold

  • 27 new listings

  • 126 homes currently on the market

  • Median sale price: $349,500

With 27 new listings coming onto the market and 30 sales taking place, buyers continued to have options, while well-priced homes were still attracting attention.

Inventory is an important number to watch heading into the fall. With 126 properties currently available, buyers have choices, but the level of competition can vary quite a bit depending on the price range, condition and location of the property.

For sellers, pricing continues to be an important part of the strategy. Buyers are paying close attention to value, and homes that are priced appropriately and show well are generally positioned to get more interest.

For buyers, the current market provides opportunities to find the right property without necessarily having to compete for every home. However, desirable homes that are priced well can still move quickly.

As always, the overall market numbers only tell part of the story. What your home is worth — or what you should expect to pay for a home — depends on the specific property, neighbourhood, condition and current competition.

If you're thinking about buying or selling in Cold Lake, I’m happy to give you a more specific look at what’s happening in your price range and what the current market could mean for you.
